From our builders, painters and carpenters who take care of the finishing touches to the architectural technicians or the designing team, we all work to make each house a unique space to live in. In the design specifications we use long lasting and low-maintenance materials. We are able to guarantee excellent finishing and esthetics because we have maintained high quality requirements through time. Through this approach, ÁBATON attends to the clients’ demands, giving them the attention they need for what is usually the most important investment of their lives. THE DEVELOPMENT: This development, located in the heart of Aravaca, intends to take full advantage of the municipal ordinance of the plot. Two exceptional flats, for their interior spaces and for the way in which they connect with the exterior. One is a ground-floor flat with access to a private garden and the other a maisonette on the first and top floor with several terraces and access to the flat roof, where a swimming pool and garden are located. ÁBATON ARQUITECTURA & PROMOCIÓN ver: 110506 2 STRUCTURE AND CONSTRUCTION WORK: · Mixed structure of metal and reinforced concrete, or only reinforced concrete. · PVC sewerage system. · Façades with single layer finishing and exposed concrete. · Flat roof made with sloping concrete with arlite (insulator) with de 4kg/m2 double asphalt (surfacing?) sheet, extruded polystyrene foam (XPS) 6 cm thickness for thermal insulation; or similar thermal insulation with geotextile and gravel surface. It can also not have the sloping surface and have PVC sheet as a waterproofing agent. · Distributions of brick partition walls or plasterboard panelling. EXTERIOR WOODWORK: · Foldable powder-coated or anodised aluminium grid system with thermal bridge rupture. · Thermo acoustic glazing like Climalit of 4,6,4mm on top floor. On ground floor and semi-basement there are safety windows 4+4mm, 4mm chamber. Safety Windows will not be on ground floor in areas that are 2 meters above the land outside. All the glasswork will be transparent except in the bathrooms on the ground floor that will be acid-based. · Darkness and security in bedrooms using motorized roller blinds with powder-coated or anodised aluminium insulation. · Main entrance security and watertight door with a polyurethane enamel finish. The doors that give access to vehicles will have automatic opening with a remote control. ÁBATON ARQUITECTURA & PROMOCIÓN ver: 110506 3 INTERIOR WOODWORK: · Doors and lacquered DM wardrobes. Stainless steel ironwork on doors. The cupboard doors will have incorporated handles without a knob. On the main floor where the living room is situated, the doors that communicate with the hall will be fitted to reach the ceiling, when the level of the ceiling is maintained on both sides of the door, and when it is less than three meters high. INTERIOR FINISHING: · Minimum ceiling height 2,50 m on ground and top floor, and up to 4, 75m in the living room depending on the house and the plans. · False plaster ceiling in areas depending on the project, which will reduce the height to 2,20m. FLOORS: · Limestone with matte finish with water repellent treatment in all living areas except in the installation room. · Interior stairs in limestone with matte finish throughout. They can exceptionally be covered with metal sheets or exposed concrete made on the spot. · Floors in exterior areas marked in plans, of precast concrete leaning on a bed of sand, concrete tile or similar solution. · Exterior space accessible for pedestrians in precast concrete or made on the spot. · Trowelled, painted or polished concrete made on the spot.for garage floors. ÁBATON ARQUITECTURA & PROMOCIÓN ver: 110506 4 WALLS: · Smooth acrylic paint used for wall finishing in guests’ bathroom and kitchen except on exposed concrete walls. · Bathrooms and shower areas will be in plaster and smooth acrylic paint, except in damp areas next to the bathtub or the shower that will be in: - limestone with matte finish in the bathroom in the main bedroom. - white or grey opaque glass mosaic or lime mortar in the others. INSTALLATIONS: · Under floor heating system (cross linked polyethylene tubes without joints and hot water flow at low temperature (conduction) with individualized shut-off taps for every room. · Heating power generator and hot water with a condensing boiler on the wall with a thermostat timer. · Supply of hot water assisted with solar power. · Electrical installation of at least 5 independent circuits. · Video intercom system. · Television sockets in every bedroom, living room and kitchen. Pre-installation of satellite dish and cable TV in one point of the house. Telephone and TV will be perfectly defined in the plans signed in the contract. A total of 125 existing points. Any changes in the lighting will not be charged as long as it is done before November 2011. · A lighting point will be placed inside the swimming pool. ÁBATON ARQUITECTURA & PROMOCIÓN ver: 110506 5 SANITARY WARE: · First quality sanitary units. Roca or similar. . Suspended bathroom fittings in the main bedroom and the guests’ toilet. The bathtub will be of Calamita, Luca model or similar. · Single lever mixer taps, Grohe brand or similar. The taps in the main bedroom shower will be fitted, Zucchetti brand or similar with fixed spout and hand diffuser. · Washbasins, built in or under the matte finish limestone top. · The worktop in the main bedroom will be made of bakelite aluminium hydroxide or another special solution chosen by ABATON. MISCELLANEOUS: · Pre installation for washing machine and tumble drier. · High-end kitchen with a ceramic hob, oven, dish washer; 2 integrated combis built-in sink and extractor hood. The extractor hood will have high power, high flow engine. The electrical appliances provided will be Siemens, Bosch or similar brands. · Gardening: according to the use and the sun exposure, with xerogardening, low water consumption, areas of pine tree bark with bushes or gravel, native vegetation, drip or sprinkler irrigation depending on the areas, regulated with an automatic timer. Plantation of 4 large sized trees in the whole development. · Private swimming pool with prefabricated concrete coping or similar solution in House 64. Basic fully fitted wardrobes with modular storage system by IKEA, whenever it is possible. If not, with boot-shelf. Salt water chlorination. · Luminaries in bathrooms and kitchen. · A motorized awning will be placed in each home, will be defined on the plans. ÁBATON ARQUITECTURA & PROMOCIÓN ver: 110506 6 ECOLOGY:: · Low power consumption in heating as it works at low temperatures and with condensing boilers. · Insulation in walls and roof especially reinforced in façades exposed to heat or cold. · Study of sun exposure to optimize the impact of solar heat on the house depending on the season. · Hot water current return circuit in bathrooms. · Garden design with low maintenance native species and drip irrigation. Building work aimed at conserving existing trees. · Minimal construction waste during building process. Architectural design and choice of materials for long term low maintenance. OPTIONAL: · Illumination project. · Decoration project –furnishing- interior design. · Heating temperature regulation independent for different floors or rooms. · Solar panel installation for heating support and swimming pool heating. · Tarpaulin or blind supply and installation. · Also in the living room area, the interior doors are fitted up to the ceiling if it is same height at both sides. · Fitted furnishing integrated in the architectural project.
