Colombia, Brasil).Dado lo anterior resulta interesante observar las últimas tendencias
de desarrollo inmobiliario de centros comerciales en Chile, revisar en detalle algunos
casos concretos y sacar lecciones de lo aprendido, las que podrían extrapolarse al resto

El mercado inmobiliario mexicano se ha revolucionado a partir de la llegada en marzo
de 2011 de los fideicomisos de inversión en Bienes Raíces (FIBRAS), los llamados REITS
mexicanos. Estos fondos de inversión inmobiliaria han transparentado, dinamizado e
institucionalizado inversiones inmobiliarias multimillonarias. Solamente en el 2013, la
inversión de las FIBRAS en la Bolsa Mexicana de Valores representó más del 30% del total del
capital captado en el mercado bursátil mexicano.El negocio “aburrido” de nuestras abuelas
de “comprar para rentar” se ha sofisticado en muy poco tiempo. La experiencia mexicana de
estos últimos 3 años puede ser trasladada a otros países latinoamericanos para potencializar
sus mercados inmobiliarios. Más allá de las FIBRAS existe la enorme posibilidad de tener,
por fin, vehículos de inversión en países latinoamericanos que apoyen el desarrollo de las
economías locales y nos pongan en movimiento para dejar la eterna promesa de la región de
ser “potencias en potencia” y convertirnos en realidades que atraigan la inversión y mejoren
las condiciones de vida de todos nosotros.
