APPROVAL OF MEETING MINUTES of May 5, 2015 3. OLD BUSINESS A. 1323 Ashland Avenue ZBA 15ZMJV-0022 Tina Kress, consulting architect, applies for major zoning relief to construct a dormer addition and 2-car detached garage. The applicant requests a 1.6’ north interior side yard setback where 5’ is required (Zoning Code Section 6-8-4-7-A), a 2.5’ south interior side yard setback where 5’ is required (Zoning Code Section 6-8-4-7-A), and a dormer within 10.5% of the length of the side wall closest to the front façade, where a dormer shall not be located within 20% of the length of the side wall closest to the front façade (Zoning Code Section 6-8-1-8-B). The applicant also requests a 2.6’ north interior side yard setback where 3’ is required (Zoning Code Sections 6-4-6-2-E and 6-8-4-7-C-4) for the detached garage. The Zoning Board of Appeals is the determining body for this case. 4. NEW BUSINESS A. 825 Chicago Avenue (Application Withdrawn) ZBA 15ZMJV-0032 Cesar Augusto Marron & Shawn Decker, lessees, apply for a special use permit for a Craft Brewery and accessory Banquet Hall, at 825 Chicago Avenue. 825 Chicago Avenue is located in the C1a Commercial Mixed Use District, which requires a special use permit for a Craft Brewery and a Banquet Hall to operate (Zoning Code Section 6-10-3-3). The Zoning Board of Appeals makes a recommendation to City Council, the determining body for this case. Order & Agenda Items are subject to change. C. 1820 Dodge Avenue ZBA 15ZMJV-0030 DonnaLee Floeter, architect, applies for major zoning relief to construct a new single family residence and 2-car detached garage. The applicant requests a 3.5’ north interior side yard setback where 5’ is required and a 3.5’ south interior side yard setback where 5’ is required for the principal structure (Zoning Code Section 68-2-8-A-3), a 2.5’ north interior side yard setback where 4.5’ is required and a 2.5’ south interior side yard setback where 4.5’ is required for the eaves of the principal structure (yard obstruction) (Zoning Code Section 6-4-1-9-B-1), a 2.5’ north interior side yard setback where 3’ is required and a 2.5’ south interior side yard setback where 3’ is required for the detached garage (Zoning Code Section 6-8-2-8-C-4).
